Important Note:

Case-Shiller indices have a base value of 100 in January 2000. A current index value of 150 translates to a 50% appreciation (inflation, actually) rate since January 2000 for a typical home located within the metro market. Description:

These indices are generated and published under agreements between Standard & Poor’s, Fiserv and MacroMarkets LLC. The indices are calculated monthly and published with a two month lag. US National home price index is classified by quarter. The monthly S&P/Case-Shiller Home Price Indices use the “repeat sales method” of index calculation – an approach that is widely recognized as the premier methodology for indexing housing prices – which uses data on properties that have sold at least twice, in order to capture the true appreciated value of each specific sales unit. Repeat sales method is recognized as the most reliable means to measure housing price movements and is used by other home price index publishers, including the Office of Federal Housing Enterprise Oversight (OFHEO).
